The best method of keeping the arms operating smoothly is to clean them. Dirt and debris can cause the channels not to slide easily. Avoid introducing water into the motorized and non-motorized housings.
Periodically wash out the channels with running water (i.e. a hose) to keep them clean.
If the arms still do not slide easily, lightly spray the pivot and contact points with a dry silicone lubricant after the arms have been cleaned and dried thoroughly.

We have the older model that has arms that we attach to the side of the van while the awning is out.

Is there is lube that should be sprayed into the junctions of the arms or anywhere in the motor/gears? I have never lubed it, unlike the step which gets very grumpy if it needs lube. The awning is pretty noisy while it cranks out, but continues to function.

We would think a "dry silicone lubricant" used there as what should be used on Kwikee steps should be fine.
