I just got up top of my 2010 and cleaned everything up. Man that's a ot of vehicle to wash.

Anyway I noticed the roof seam sealer is slightly separating from the body panels. I anticipate rust soon.

The van spends most of it's time outdoors in the summer, garaged winters. It hasn't been winter driven.

I'm in the Toronto area with summer days typically in the mid 20's (celcius).

This is a low mileage vehicle, 34 000 kms so far

has anyone else noticed this?

You may want to consider having line-x applied on the roof as I did:

I bought Eternabond tape for some of my travel trailer roof repairs. It has great reviews in the RV forums for performance. If the surfaces are cleaned and applied as instructed it is a very permanent fix.

I don't worry what my roof repairs look like because for the most part nobody ever sees it. I have already repaired some rusty seam areas on my 2004 roof using sealant. The next time I'm up on the roof my plan is to cover those areas and any new problems with Eternabond tape. The tape I bought has a white cover. It comes in various widths and lengths.
